Purchasing land and building a house in France is fraught with bureaucratic and administrative difficulties. The system is extremely thorough, and ultimately works very well, but unless you are an expert in these matters, it can be difficult to navigate a smooth passage through the process. ArtEcoLogis is expert in this field and brings its vast knowledge to every client, ensuring nothing gets in the way of a successful project.
Help with the notary
If you are purchasing land you will deal with a notary, who acts on behalf of both the seller and the buyer. ArtEcoLogis acts as a go-between for both parties and is involved in realising the ‘compris de vente’ (During the purchase of the land, the ‘compris de vente’ formalises the intention to buy) and the ‘Acte authentique de vente’ (the actual sale).
Dealing with the Mairie
Before we can begin construction on your home, we have to apply to the Mairie - the local town hall – who is responsible for the area in which your land is located, for a ‘permit de construire’ (a construction permit). This process can take up to three months, and the Mairie will act on behalf of the community, to ensure that the construction in no way violates local community laws and cultural standards. ArtEcoLogis negotiates with the Mairie over any issues, and paves the way for a successful issue of the construction permit.
Other third party negotiations
- The DDE (Direction Départementale de l’Equipement) who ensure that the construction conforms to national & local (if any) regulations;
- The DDA (Direction Départementale de l’Agriculture) who ensure, for example, that no house is built within 100 metres of farm property;
- The Conseil Architectural, who check that the design of the house is in keeping with the local style and approve the construction permit before it is sent to the Mairie; and
- Utility companies (water, gas and electric) to ensure there are no issues with utility supplies.
